Openers fail on a schedule, and that schedule runs off age, not luck. A house built around 1991 is now old enough that its original opener, if it's still the factory unit, is past the point where gears, capacitors, and drive belts hold up reliably - 30-plus years is long past the design life on most residential units. That puts a good number of Linden garages right at the point where the original motor is the thing giving out, not the door or the spring behind it. Add in the cold-severe winters this part of Michigan gets, and older openers show it first in the motor: slow starts, grinding on cold mornings, a light that flickers before the door moves at all. Newer builds don't dodge this - they just hit it a few years later than the 1976-median stock across the rest of the area we cover.
