Lake Fenton is a short trip from our shop, three miles, and that matters more for a commercial call than a residential one because a stuck bay door on a business is lost revenue every hour it sits broken. But the bigger factor is what's actually on the other end of that drive. The service area overall runs older, median build year 1976, with stock going back to 1950. Lake Fenton is newer, median year 1993. That's a real gap. Commercial and light-industrial structures put up in the early-to-mid '90s tend to run doors and openers spec'd to a different standard than the 1970s stock we see everywhere else in the territory - different torsion spring sizing, different track depth, often a heavier-duty chain-drive opener built for higher daily cycles. Add the climate band, which is cold-severe here same as the rest of the territory, and you get steel doors that were fine for two decades starting to show cold-weather fatigue in springs and hinges right around now, on a schedule that doesn't match what we see on the older housing stock nearby.
